Job Description

Digital Construction and Model Federation ("Digital Twin")

  • Consolidate all design models—including Architectural, Structural, Interior Design, and MEP (Mechanical, Electrical, and Plumbing)—to build and manage a single Master Federated Model.
  • It must be ensured that all models are drafted precisely to reflect actual construction feasibility (avoiding the inclusion of elements that cannot be built on-site or accessed for maintenance).
  • A single source of truth must be maintained for all data regarding the project's scope, coordinates, and spatial information.

 

Clash Detection & Risk Mitigation

  • Automated spatial clash detection systems must be used to precisely identify spatial conflicts (e.g., an interior ceiling feature intersecting a concrete beam, or an air conditioning pipe obstructing wooden structural members).
  • Weekly coordination meetings must be led and conducted with site engineers, architects, and MEP contractors. Issues should not merely be reported; they must be collaboratively resolved in a practical manner directly within the model.
  • Before releasing drawings to the workers, all issues involving discrepancies and clashes within the model must be fully resolved.


Material Precision and Quantity Extraction (5D BIM)

  • To accurately extract material quantities from the model, it is essential to ensure the precision of the entire model (e.g., exact number of stone slabs, precise volume of timber, etc.).
  • You must collaborate with the Procurement Department to link material purchasing with the data from the model; this is the only way to ensure there is absolutely no waste of high-value materials.
  • Critical joints and interfaces where different materials meet (for example, the junction between wood and stone slabs) must be modeled with millimeter-level precision.


Field Integration & Quality Control

  • Complex 3D models must be converted into clear, clash-free 2D shop drawings and installation detail drawings that enable on-site teams to easily understand and execute the installation.
  • Site inspections must be conducted to verify whether the actual construction aligns with the digital model.
  • BIM standards, templates, and BIM Execution Protocols (BEPs) to be followed by internal staff and external contractors must be established and strictly enforced.

Job Requirement

  • A strong sense of structure and spatial awareness (crucial)
  • You must understand how a building is actually constructed. Without a genuine understanding of how concrete cures, how timber joints connect, or how piping systems are routed, you will not be able to create accurate models.
  • Ability to visualize confined and complex spaces, and to conceptualize the connections between structural elements and aesthetics.

 

Technical Proficiency and Tools

  • Must be highly skilled in using Autodesk Revit, Navisworks Manage, or similar industry-standard coordination software.
  • Must possess the ability to accurately draft detailed drawings showing architectural and structural connections.
  • Must have a solid understanding of how to compile and extract necessary parameters and material quantity calculations from 3D models.

 

Experience and Background

  • Must hold a degree in Architecture, Civil Engineering, or Construction Management.
  • Minimum of 5 years of experience in BIM modeling and coordination. preference will be given to candidates with experience in high-end residential, luxury commercial, or hotel projects.
  • Must demonstrate a proven track record of successfully managing projects from the architectural design stage—resolving issues along the way—through to the production of accurate construction drawings.
